Where has VA financing shown up around Austin this year? Georgetown and Austin lead our reviewed MLS records, with 270 and 267 reported VA closings. Hutto follows with 131. Kyle, Liberty Hill and Round Rock round out the leading six.
From January 1 through October 4, 2026, the five-county Austin MSA extract contains 1,835 closing records reporting VA buyer financing after 10 duplicate cross-listings were removed. This is a financing-focused report across property types, including condos, townhomes, manufactured homes and multi-unit properties. It is separate from our detached-only monthly Austin MSA Market Update.

What the price ranges mean for your search
The range is a starting point, not a typical budget. A single unusually high or low sale can stretch it considerably. In Austin, for example, the source records span $130,000 to $6,010,000. That does not mean most buyers paid near either extreme, and it does not establish how much anyone borrowed.
Property type, size, condition, acreage and location all matter when you narrow the search. A citywide number gets more useful when we bring it down to the community, property and price point that fit your plans.

How these figures were calculated
Ready Front reviewed 1,845 retained ACTRIS closing records with a closing date in the reporting period, Texas location in one of the five counties, and the exact value “VA” in the reported BuyerFinancing field. Accepted listing terms were not substituted for closing financing. Ten confirmed cross-listed duplicates were collapsed using closing date, price, parcel/address or reviewed legal-description and property-offering matches, leaving 1,835 counted closing records. No sale-price outliers were trimmed.
These are MLS-reported labels, not independently verified VA loan originations or a census of veteran buyers. Other financing labels can coexist. All property types remain in scope: six Land-coded records and one Farm/Ranch land-only record are included as reported. Those labels do not establish VA program eligibility or VLB participation. Sold-price ranges describe entire property offerings, not loan amounts or per-unit prices.
City means the reported MLS city, not a separately verified municipal boundary. Retained-feed coverage, source errors and missing or nonspecific financing can affect rankings. The extract was checked October 4, 2026 Central time; later MLS corrections may change the figures. Information deemed reliable but not guaranteed.
