Before You Start Seriously Touring

Before You Start Seriously Touring

Buyers2 min read

The first showing should be part of a plan, not the beginning of one. Get clear on your budget, financing and priorities before you start touring seriously.

Before we line up Austin-area showings, I want to know what a good move looks like for you. Not just how many bedrooms you want, but what the move needs to solve.

Start with the payment you want to live with

Write down a comfortable monthly housing budget and the cash you want to keep after the purchase. Leave room for the rest of your life. A search that ignores those boundaries can turn a good-looking home into the wrong fit.

Have the financing conversation

A lender’s preapproval is conditional, not a guarantee of a final loan. Ask what information has been reviewed, what remains outstanding and when the letter expires. Lenders use different processes. The amount on the letter also does not decide what you should feel comfortable spending.

Bring your questions to the lender before you are trying to make an offer. You do not need to know every mortgage term; you need to understand your next step.

Make a short list that can guide a tour

Separate must-haves from preferences. Then add your move date, commute needs and anything about the home’s condition you are not prepared to take on. When two homes compete for your attention, these are the notes that help you compare them.

Plan your buyer consultation with Raoul Rowe, Broker-Owner and Army Veteran. (737) 210-1690.

Use the first tour to test the plan

The goal is not to force a decision on day one. It is to learn whether the homes you are seeing match the life, budget and timing you described. We can refine the search together from there.
