Price Before You Chase the Market

Price Before You Chase the Market

Sellers2 min read

A price needs a reason behind it. Start with the homes buyers can compare to yours, then build a strategy around your property and your goals.

When a homeowner asks me what to list for, the useful answer is not a number pulled out of the air. It is an explanation of where that home fits among the choices buyers are making.

Look backward and sideways

Recent comparable sales tell us about completed transactions. Active listings show the alternatives a buyer can consider today. Neither group tells the whole story on its own.

Make the comparison specific

Location, size, condition and features matter. A nearby home is not automatically a strong comparison just because the address is close. We need to understand meaningful differences before drawing a conclusion.

That is why I would rather discuss the homes competing with yours than turn an Austin-wide headline into a price for your front door.

Decide what the strategy needs to accomplish

Your timing and priorities belong in the conversation. A pricing plan should explain the evidence, the tradeoffs and what we will watch once the home is available. It should not rely on a promise that one number guarantees a particular result.

Talk through your home’s pricing strategy with Raoul Rowe, Broker-Owner and Army Veteran. (737) 210-1690.

Use estimates as a starting point

An online home-value estimate can begin the discussion. It does not replace reviewing the property, its competition and the details that affect a buyer’s decision. Bring the estimate, your questions and your goals. We will work from there.
