VA financing was part of the September market
VA financing appeared in both new-construction and resale transactions across the Austin-area market. In the same 1,815 detached single-family closing records behind our September Austin MSA Market Update, 163 explicitly reported VA buyer financing.
That is 9.0% of the reviewed sample. Of those 163 records, 37 reported new construction and 126 reported resale. The useful takeaway is not that one type of home is automatically better for a VA buyer. It is that the recorded transactions included both.
Start with your options, then verify the fit
A listing that accepts VA financing can be a useful starting point. It is not the same as a VA-approved property or an approved borrower. Eligibility, lender requirements, appraisal and applicable property requirements still need to be confirmed for the actual purchase.

A local plan matters more than a broad ranking

How this snapshot was calculated
The retained cohort contains 1,815 MLS-reported closing records with closing dates September 1–30, frozen October 1, 2026. Financing was checked October 4 against the same source event IDs and stored payload hashes. Only the exact reported buyer-financing value “VA” was counted; accepted listing terms were not substituted for actual reported closing financing.
Financing fields were populated throughout, but 27 records used nonspecific labels that did not establish a loan type. We do not treat those records as proven non-VA sales. The 163 count is therefore explicitly reported VA financing in the reviewed sample, not a count of all veteran buyers or a certified exhaustive market census. Figures count listing records, not independently deduplicated physical homes. The 9.0% share is 163 divided by 1,815, rounded to one decimal place.
No top-city ranking or neighborhood suitability claim is made. The live search uses current MLS subtype and listing terms; it does not replicate the historical detached-home screening. Information deemed reliable but not guaranteed.
