A live Ready Front MLS snapshot of the Austin-area ZIP codes with the highest counts of active residential listings that reduced their asking price in the last 90 days.

Ready Front's October 9 MLS snapshot found 4,939 active residential listings across Travis, Williamson, Hays, Bastrop, and Caldwell counties that had a recorded price reduction within the prior 90 days.

That number is not a prediction about where prices are headed, and it is not a list of distressed homes. It is a current search signal: these are homes that are still active today and are now listed below their retained original asking price.

The five ZIP codes with the highest current counts

  • 78641, Leander: 258 active reductions
  • 78660, Pflugerville: 246 active reductions
  • 78640, Kyle: 221 active reductions
  • 78628, Georgetown: 212 active reductions
  • 78610, Buda: 201 active reductions

The ranking is based on count, not the percentage of all homes in each ZIP and not the average dollar reduction. A larger ZIP or a ZIP with more active listings can naturally produce more reductions. That is why this is a useful place to begin a search, not a shortcut to declaring one area a better deal than another.

What a price reduction actually tells you

A reduction is a change in the seller's asking price. By itself, it does not tell you why the change happened, whether the house has a condition issue, or how far a seller will move in a negotiation.

It does tell you that the current asking price is different from the original asking price. That makes the listing worth a closer look alongside the rest of the homes competing for the same buyer.

For any price-reduced home you are considering, compare three things:

  • Days on market: A reduction that happened yesterday is different from a home that has been at the new price for weeks.
  • The reduction itself: Look at the original list price, current list price, and the dollar difference rather than assuming every reduction means the same thing.
  • Nearby active competition: Similar homes that are still active give context for whether the current asking price is positioned competitively.
