Clarify representation, compare the full offer and understand the process before signing for a new-construction home.

A new home can make the buying process feel straightforward. There is a model to tour, a representative to answer questions and a list of available options. You still need a plan for your side of the transaction.

Clarify who represents whom

Ask who each person represents and what services they provide. If you want buyer representation, discuss it before the first substantive builder visit. Review the agreement, fees and responsibilities rather than assuming a particular party pays for everything.

Read the full offer

An incentive is useful only when you understand its conditions. Ask which homes qualify, what deadlines apply and whether financing choices affect the offer. A builder-affiliated lender is one option to evaluate, not a reason to skip comparison.

Understand what you are signing

Deposits, completion timing, inspections, changes and warranties deserve attention. Your broker can help organize the questions; an attorney should address legal advice or contract concerns requiring it. Do not assume every builder uses the same document or procedure.
