
The List Price Is Not the Whole Monthly Payment
Compare the loan, taxes, insurance and other ownership costs before deciding what a home fits into your budget.
Two homes with the same asking price can create different monthly budgets. A search filter starts the conversation; the property’s actual ownership costs help finish it.
Separate the pieces
Principal and interest are only part of the picture. Taxes, homeowners insurance, applicable mortgage insurance and association costs also matter. Some expenses may be paid outside your lender payment, so a single quoted number can leave important items out.
Check the property, not just the calculator
Ask about the particular home’s taxes, insurance quote and association charges. Then leave room for upkeep and utilities. An estimate based on broad assumptions is useful for planning, but the decision needs property-specific details.
Compare on the same basis
When you put two homes side by side, use the same down-payment assumption and loan scenario. Label anything that is still an estimate. Changing several assumptions at once makes it difficult to see what is driving the difference.
Keep cash to close in view
