Check the VA Funding Fee Before You Budget

Veterans1 min read

Some eligible veteran borrowers are exempt from the VA funding fee, but that does not make every closing expense disappear.

A VA funding-fee exemption can change a buyer’s numbers. It is worth confirming early, and it should not be confused with a promise that the entire purchase is free of closing costs.

Know which question to ask

VA lists borrowers receiving compensation for a service-connected disability among those exempt from its funding fee. Other qualifying situations also exist. Ask the lender to verify your specific status instead of guessing from a headline or a disability percentage alone.

Get the paperwork aligned

Tell the lender about a potentially relevant exemption and ask what documentation is needed. Resolve discrepancies before closing where possible. A planning tool cannot make that official determination for you.

Keep the rest of the costs separate

The funding fee is one line in the financing picture. Lender charges, settlement expenses, taxes, insurance and the rest of the purchase budget need their own review. An exemption from one fee is not an exemption from all costs.

Use confirmed numbers in the home search

Once the lender explains what applies, bring those figures into the property decision. Ready Front can help connect your budget and housing priorities while the lender confirms the loan terms.
