Ready Front checked every single-family home that closed in the Austin area between September 14 and October 13, 2026. These are the five ZIP codes where the most buyers paid above the final asking price.

1. 78642, Liberty Hill: 12 of 77 homes sold over asking (15.6%), an average of $14,973 over asking
2. 78634, Hutto: 12 of 82 homes sold over asking (14.6%), an average of $12,454 over asking
3. 78665, Round Rock: 11 of 42 homes sold over asking (26.2%), an average of $15,219 over asking
4. 78660, Pflugerville: 11 of 80 homes sold over asking (13.8%), an average of $10,953 over asking
5. 78633, Georgetown: 11 of 83 homes sold over asking (13.3%), an average of $8,781 over asking

What this means

Competition has not disappeared. In each of these ZIP codes, a meaningful number of buyers still paid more than the asking price, by about $8,800 to $15,200 on average. Most homes in these same ZIP codes still sold at or below asking, so overbidding is happening on the most sought-after homes, not on every listing. If you are shopping here, be ready to move quickly and come in strong on the homes that fit.

Scope: detached single-family homes in Travis, Williamson, Hays, Bastrop and Caldwell counties that closed September 14 to October 13, 2026. "Over asking" means the home closed above its final list price. The average is across the homes that sold over asking.
